Reviewing the Agreement of Purchase and Sale
We will review the Agreement of Purchase and Sale and enter its details on the conveyancing platform.

Completing client intake
We will assist you with completing ID verification and the client intake. As part of the client intake, we will help you collect the required information for their transaction, including how they wish to take title.

Completing title searches and writ searches
We will obtain a title abstract of the property for you from Teraview as well as the instruments on title that are relevant to the requisitions. If you require any additional instruments you can ask us to pull them for you. We will also obtain writ searches on the sellers.

Preparing the requisition letter
We will prepare a draft requisition letter based on the title and the writ searches performed. We will notify you to ask that you review and sign the requisition letter so it can be emailed to the seller’s lawyer.

Preparing the closing documents
We will prepare all of the standard closing documents for a residential real estate purchase transaction and will notify you to review and approve them.

Preparing the mortgage documents
We will review the mortgage instructions and will prepare the documents required by the lender as well as the request for funds.

Preparing the teraview instruments
We will prepare the draft transfer and draft charge for your review and approval.

Scheduling the client signing
We will schedule a virtual client signing meeting for you, prepare the zoom link and share it with you and the client. We will also send the closing documents to the client for electronic signing ahead of the meeting so they are able to sign at the meeting.

Ordering title insurance
We will complete the title insurance application and submit it upon your approval to the insurer.

Preparing the trust ledger and the statement of account
We will prepare the trust ledger as well as your statement of account for the transaction for your review and approval.

Preparing the reporting letter
We will prepare and complete the report to the mortgagee. We will also prepare a draft reporting letter to the client for your review and approval.
