Additional Services and Fees

Every real estate transaction is unique. Additional fees may apply for services or circumstances outside the standard scope of a transaction.

Purchase Transaction

  • Preparation of an additional mortgage on a purchase transaction – $100
  • Preparation of a private mortgage on a purchase transaction – $200
  • Preparation of a bridge loan transaction on a purchase – $100
  • Completion of an assignment of a rental appliance – $25

Sale Transactions

  • Discharge of additional mortgage on the title including Bridge Loan – $75
  • Registration of Discharge of Existing Charge including A&D as per existing lender’s request – $50

Refinancing Transactions

  • Preparation of a private mortgage on refinancing transaction – $200
  • Discharge of additional mortgage on the title – $75
  • Paying out any personal debt as part of the instructions (including credit cards, personal loans and etc. – $10
  • Registration of Discharge of Existing Charge including A&D as per existing lender’s request – $50

Private Mortgage Transactions

  • Preparation of Private Mortgage Payout Statement – $250.00
  • Preparation of Private Mortgage Discharge of Charge Instrument and related A&D – $50
  • Completion of any Construction Advance – $250
  • Completion of Renewal/Amending of Mortgage Agreement – $250

Others

  • Commercial Transaction Fee $250
  • Preparation for registration of a Notice of Assignment of Rents – $100
  • Preparation and registration of PPSA – $150
  • Preparation for registration of a Survivorship Application – $100
  • Preparation of a solicitor’s undertaking (including undertakings to hold back funds or pay tax arrears, in addition to the standard discharge undertaking on sale or refinance transactions) – $25
  • Completion of a transaction by way of Power of Attorney – $100
  • Preparation of a Transmission Application and related Transfer by Personal Representative – $150
  • Discharge of Writ of Execution – $75
