Below is a list of the services our remote real estate clerks will provide you on a residential private mortgage transaction representing the lender.

Preparing the Commitment Letter

We will review the commitment letter and enter its details on the conveyancing platform.

Completing deal intake

We will assist you with entering the details of the transaction in the conveyancing platform.

Completing title searches and writ searches

We will obtain a title abstract of the property for you from Teraview as well as the instruments on title that are relevant to the transaction. If you require any additional instruments you can ask us to pull them for you. We will also obtain writ searches on the borrowers.

Preparing the mortgage instructions

We will prepare the draft mortgage instructions for your review and will send them to the borrower’s lawyer upon your approval.

Preparing the closing documents and Form 9D

We will prepare all of the standard closing documents for a residential real estate refinancing transaction and will notify you to review and approve them.

Preparing mortgage payout requests

We will prepare any required payout/information statement requests for existing mortgages.

Preparing the charge in teraview

We will prepare the draft charge for your review and approval.

Scheduling the client signing

We will schedule a virtual client signing meeting for you, prepare the zoom link and share it with you and the client. We will also send the closing documents to the client for electronic signing ahead of the meeting so they are able to sign at the meeting.

Ordering title insurance

We will complete the title insurance application and submit it upon your approval to the insurer.

Preparing the trust ledger and the statement of account

We will prepare the trust ledger as well as your statement of account for the transaction for your review and approval.

Obtaining the signed closing documents from the borrower’s lawyer

We will follow up with the borrower’s lawyer to obtain the signed documents.

Preparing the Form 9E

We will prepare and complete Form 9E for your review and approval.
